Owning land in the Philippines can be rewarding, but there are important rules buyers must
understand. Land ownership is generally limited to Filipino citizens and corporations
that are at least sixty percent Filipino-owned. Because of this, foreigners cannot own land,
though they may own condominium units as long as the project remains majority Filipino-owned.
Foreigners can also lease land long-term for up to fifty years, renewable for another
twenty-five. Before buying any property, verifying the land title is essential.
